Tresah is a signature Mike Geric Construction development, currently under construction in Midtown Victoria. This project has attracted homebuyers and investors because of its beautiful design, value and the opportunity to be part of the first major residential development in Victoria’s growing Midtown neighbourhood.
As we’ve been planning for the upcoming construction of phase 2, Tresah West, we’ve come to a decision that mass timber is no longer the best structural material for this building. There are challenges related to the mass timber supply chain, market demand, lack of local mass timber expertise and materials pricing that have led us to the decision to build with another structural material. This change will ensure we can deliver this building effectively and in a timely manner.
I’m very excited to announce that Tresah West will be built with recycled, lightweight steel and concrete. We’ve chosen this innovative approach because it’s sustainable, durable and has many benefits when it comes to the speed and simplicity of construction, home design and building maintenance and operations.
Though we are changing the building’s structural material, the overall design and quality will remain the same, as will our building schedule for Tresah. As a builder with more than 50 years of experience in this local market, we are very happy to have a construction plan in place to deliver Tresah without delay.
We look forward to showcasing this innovative and beautiful structure as we begin construction in the months ahead. In light of our new structural plans, we will be closing our presentation centre for a brief period to refresh it with a bright and spacious new look. It will reopen in early December. The Mike Geric Construction team attended the 2021 CARE Awards this past weekend and was surprised with an unexpected honour. We received the Advancing Solar Energy Efficiency Award from the Victoria Residential Builders Association in recognition of the inclusion of Solar energy in our recent developments.
The Reeve, a 36-home townhouse development in Royal Oak includes solar panels in each home, in addition to EV charging, VRF heating and many other sustainable features that make these homes extremely energy-efficient.
We would like to thank the VRBA for this award recognizing our efforts in solar and look forward to including many more alternative energy solutions in future developments.

Mike Geric Construction and our talented design team will be presenting our application for rezoning the property into a mixed-use development with a mix of market and affordable housing, a childcare centre and resident-focused commercial spaces that will create a beautiful addition to the neighbourhood with new public open spaces, lushly-landscaped (widened) sidewalks with public furniture and improvements to transportation safety.
This community meeting is the next step in our consultation process, which began early this summer and has continued with open house events, community association meetings and individual meetings, calls and messages with neighbours and community members who are invested in ensuring a new development is beautiful, thoughtful to its surroundings and adds amenities for residents.
The feedback from the public on our early planning process has been welcome and insightful for our team and as a result, we have made changes in the latest version of our plans. These include:
- Purchasing the property at 224 Kingston Street in response to feedback that the project would be improved by adding this land and creating more family-oriented townhomes;
- Further pulling back the development at the corner of Quebec and Montreal in response to concerns about the current safety and sightlines at the corner;
- Creating an expanded neighbourhood café space, outdoor patio and public square with seating and landscaping in response to requests for a community gathering space;
- Replanning some homes to be more adaptable, to accommodate people aging-in-place;
- Widening sidewalks, adding pedestrian promenades with lush landscaping in response to concerns about the walkability of the neighbourhood during peak periods;
- Adjusting the building to have a lower podium height with a more tapered tower oriented North/South to reduce shadow and view impacts; and
- Confirming a childcare centre for the development.
