3 townhouse blocks, 23 condos planned for old Saanich church site
Date / January 15, 2024

News provided by Saanich News.

A plan for condos and three townhouse buildings on a former church site in Cadboro Bay is in the hands of Saanich staff.

Mike Geric Construction company bought the property at 2625 Arbutus Road. in spring 2023 and worked collaboratively with then-tenant Broad View United Church (previously Cadboro Bay United) as membership relocated to their consolidated St. Aiden’s United on Cedar Hill Cross Road.

“We began speaking with neighbours in the immediate area within the first few weeks of purchasing the property and it is those conversations with neighbours and local business owners which has forged the application we are pleased to be submitting to the District of Saanich,” CEO Ed Geric told the Saanich News.

Proximity to the University of Victoria, Gyro Park waterfront and Cadboro Bay Village and an established transit and cycling corridor made the site ideal for the proposal.

The lot, surrounded by single-family homes, is designated mixed-use institutional and zoned for assembly. It would require rezoning for multi-family and attached housing. Working with Cascadia Architects, the design includes 23-home condominium and three rows of townhouses all over a single level of underground parking.

“This development is no more than three storeys at the most and includes a pedestrian pathway which is designed to safely take current and future residents in this neighbourhood to the Cadboro Bay Village and waterfront,” Geric said.

The underground parking allows for landscape-focused design, something they heard during summer door-knocking, public houses and a fall open house.

“The most significant things we have heard is that people love this neighbourhood and they want to ensure that whatever is developed adds to the overall form and experience of living in this community. Residents wanted a lush, well-landscaped development with a safe and convenient pedestrian access which connects residents nearby and in the Queenswood neighbourhood to the village,” he said.

Applications were filed Dec. 15.

Connecting quality condos to dream locations: Victoria’s Tresah and The Rise on Fifth

Discerning homebuyers looking for the right property understand it’s all about finding a good fit. It’s a home that will work for you and your family today, tomorrow, and in the future.

Well-designed buildings with quality craftsmanship, coupled with highly livable locations that embrace amenity-rich neighbourhoods across Greater Victoria, and access to nature, by most accounts, is the ultimate dream home.

It’s a prospect rooted in reality that Mike Geric Construction (MGC) wholly embraces, an Island industry leader in sustainable multi-family large condo developments.

Vibrant and accessible locations

“One of the greenest things a developer can do is choose a good location and build a condo close to where all the services already exist,” says Ed Geric, owner and president, Mike Geric Construction. “Something with a great walkability score, where you are empowered to choose whether you actually need a car.”

“When I look at Tresah, for example, it’s in Victoria’s Midtown, the heart of the Mayfair District. The mall, recreation, and services are there, and more importantly, it’s on the Douglas Corridor, where a future transit system’s stop will be at the Mayfair Shopping Centre, providing ease of access to all parts of Greater Victoria.”

Retired couple and downsizers Jill and Dean Stokes, know all about the importance of location. They purchased a MGC condo in Travino, a five-building master-planned community in Royal Oak, where proximity to amenities was a priority.

“I’ve lived in Victoria my entire life and it’s an excellent location,” reveals Jill. “We walk to the grocery store and restaurants—Broadmead Village is so close—we walk there all the time. I do a lot of running, too, and there’s nearby trails and Elk Lake.”

“We bought a corner home and the quality and value are top-notch,” she adds. “There’s a real community atmosphere that makes everybody feel welcomed and safe, and of course, the affordability was attractive. We’ve never been happier.”

To Geric, affordability is all about supply. “I provide what I call generational housing: some market rental, affordable rental, affordable home ownership, and market sale condos. To do those things in one larger development, you need increased density, which is supply.”

An Update on Tresah
Date / November 26, 2021

Tresah is a signature Mike Geric Construction development, currently under construction in Midtown Victoria. This project has attracted homebuyers and investors because of its beautiful design, value and the opportunity to be part of the first major residential development in Victoria’s growing Midtown neighbourhood.

As we’ve been planning for the upcoming construction of phase 2, Tresah West, we’ve come to a decision that mass timber is no longer the best structural material for this building. There are challenges related to the mass timber supply chain, market demand, lack of local mass timber expertise and materials pricing that have led us to the decision to build with another structural material. This change will ensure we can deliver this building effectively and in a timely manner.

I’m very excited to announce that Tresah West will be built with recycled, lightweight steel and concrete. We’ve chosen this innovative approach because it’s sustainable, durable and has many benefits when it comes to the speed and simplicity of construction, home design and building maintenance and operations.

Though we are changing the building’s structural material, the overall design and quality will remain the same, as will our building schedule for Tresah. As a builder with more than 50 years of experience in this local market, we are very happy to have a construction plan in place to deliver Tresah without delay.

We look forward to showcasing this innovative and beautiful structure as we begin construction in the months ahead. In light of our new structural plans, we will be closing our presentation centre for a brief period to refresh it with a bright and spacious new look. It will reopen in early December. In the meantime, please don’t hesitate to get in touch with our sales team with any questions you have.

Sincerely,

Edward Geric,
