The Mike Geric Construction team attended the 2021 CARE Awards this past weekend and was surprised with an unexpected honour. We received the Advancing Solar Energy Efficiency Award from the Victoria Residential Builders Association in recognition of the inclusion of Solar energy in our recent developments.
The Reeve, a 36-home townhouse development in Royal Oak includes solar panels in each home, in addition to EV charging, VRF heating and many other sustainable features that make these homes extremely energy-efficient.
We would like to thank the VRBA for this award recognizing our efforts in solar and look forward to including many more alternative energy solutions in future developments.
The James Bay Community Association is hosting a Community Association Land Use Committee (CALUC) Meeting for the proposed redevelopment of the surface parking lot located between Quebec, Montreal and Kingston Streets in James Bay, Victoria.
JAMES BAY CALUC MEETING
Wednesday November 10, 2021 7:00 PM – 9:00PM
https://us02web.zoom.us/j/82505944354
Mike Geric Construction and our talented design team will be presenting our application for rezoning the property into a mixed-use development with a mix of market and affordable housing, a childcare centre and resident-focused commercial spaces that will create a beautiful addition to the neighbourhood with new public open spaces, lushly-landscaped (widened) sidewalks with public furniture and improvements to transportation safety.
This community meeting is the next step in our consultation process, which began early this summer and has continued with open house events, community association meetings and individual meetings, calls and messages with neighbours and community members who are invested in ensuring a new development is beautiful, thoughtful to its surroundings and adds amenities for residents.
The feedback from the public on our early planning process has been welcome and insightful for our team and as a result, we have made changes in the latest version of our plans. These include:
- Purchasing the property at 224 Kingston Street in response to feedback that the project would be improved by adding this land and creating more family-oriented townhomes;
- Further pulling back the development at the corner of Quebec and Montreal in response to concerns about the current safety and sightlines at the corner;
- Creating an expanded neighbourhood café space, outdoor patio and public square with seating and landscaping in response to requests for a community gathering space;
- Replanning some homes to be more adaptable, to accommodate people aging-in-place;
- Widening sidewalks, adding pedestrian promenades with lush landscaping in response to concerns about the walkability of the neighbourhood during peak periods;
- Adjusting the building to have a lower podium height with a more tapered tower oriented North/South to reduce shadow and view impacts; and
- Confirming a childcare centre for the development.
Our pre-application to the city is available to view on their website. Please get in touch with our team if you have feedback or questions by sending an email to team@quebecandmontreal.ca. No question is too big or small, we’d love to hear from you.
We would also like to see you at the CALUC Meeting on Wednesday November 10th!

MEDIA RELEASE
Mike Geric Construction Purchases High Profile Development Site in James Bay
July 13, 2021, Victoria, BC – Mike Geric Construction has purchased a 36,000 square foot (3,343 square metre) lot in James Bay that’s bordered by Quebec, Montreal and Kingston Streets. The high-profile site is currently a surface parking lot and is one of the few undeveloped properties in the historic James Bay neighbourhood.
“Our vision is to transform the site into a mixed-use development that will bring community amenities, housing diversity and public realm improvements to the neighbourhood,” said Edward Geric, president, Mike Geric Construction. “We have already begun conversations with our neighbours and the broader community to start developing a shared vision for a really forward-thinking development proposal that will add value to the area and benefit all of our neighbours.”
Geric has brought together D’Ambrosio Architecture + Urbanism and Murdoch DeGreef Landscape Architecture to begin creating a concept for a thoughtful and creative development that will become a long-lasting and valuable amenity for the community.
“This site is adjacent to a mature residential neighbourhood as well as one of the city’s most popular tourism districts, all within walking distance to downtown, James Bay Village, Fisherman’s Wharf and Beacon Hill Park,” said Geric. “It’s an idyllic piece of property and we’re very grateful to have the opportunity to bring forward a plan to create something special here.”
Mike Geric Construction is a local, family business that has been building homes throughout Greater Victoria for more than 50 years. The company is known for their leadership in adopting sustainable construction innovations and a commitment to housing diversity. They are currently building Victoria’s first mass timber condominium building, Tresah, which is located in Midtown across from Mayfair Shopping Centre. Their planned development, Doral Forest Park, recently passed a District of Saanich public hearing. Both developments, as well as the recent Travino development in Royal Oak, include housing programs with a total of 58 affordable home ownership and rental suites that reflect the company’s focus on creating housing diversity.
What a start to 2021. We’re happy to announce that both The Reeve and Travino are now sold out developments. Congrats to our sales team for their excellent work and to all of our new homeowners, we know you’ll be happy in your new homes in beautiful Royal Oak. Missed out?
